How We Work With Sellers and Buyers in Linden

We help people sell and buy property around Linden, mostly by phone, by video and at our office. Before you pick a price or a repair, we lay out what each choice costs now and what it costs you in the months after. Then you decide.

What we do and why we do it this way

We are a small real estate office. Our work covers four kinds of moves: putting a house up for sale, settling an inherited or probate property, selling a place two spouses own while a divorce is underway, and finding the right place to buy. Most of our talks happen by phone or video, so you don't have to take a day off to sit across a desk.

The sale price is only part of the picture. Every month a house sits, someone pays the property tax, the insurance, the utilities and the yard work. A new roof before you sell might bring more money, or it might cost more than it earns back. We put those numbers side by side, in writing, so you can see them.

We'd rather you make a choice that still looks right a year from now than one that only feels good this week. Sometimes that means we tell you to skip a repair, wait a season, or price a little lower to sell sooner. It's your call. Our job is to give you the math.

How we handle the work

  • Up-front cost next to holding cost

Before any work starts, we show what a repair or a price change costs today and what it saves or adds while the house waits for a buyer. Fresh paint and a deep clean often pay for themselves. A full kitchen remodel often doesn't.

  • You can walk away before contract

Our agreement comes with an easy exit. You can cancel it at any point up until the house goes under contract. You don't have to argue your way out or give us a reason.

  • Plain talk on inherited and probate property

Probate in California has court steps and waiting periods. We explain where you are in that process, what can happen now and what has to wait. We work alongside your attorney and never act as one.

  • Buyers get the long view too

When you're buying, we look past the asking price. Original plumbing, an aging pool or an old HVAC unit all carry costs that show up later. We point them out before you make an offer.

Where we work

We're based in Linden and work with sellers and buyers around San Joaquin County, including Lodi, Lockeford, Morada, Manteca, Garden Acres, Kennedy, August, Country Club, Lincoln Village and Dogtown. Long, hot summers here wear on roofs, exterior paint and irrigation, so we look closely at those items when we talk about what to fix and what to leave alone.
